3 Landed Homes, 3 Different Opportunities in District 19

Every landed buyer has a slightly different definition of value.


For one family, it might be having enough land to build the home they've always imagined. For another, it could be finding a quiet corner plot with space for the children and enough room to entertain. For someone else, the priority may simply be finding a freehold landed house in District 19 without stretching the budget too far.


That is why I am particularly looking forward to introducing these three upcoming listings.


They are not three variations of the same property. In fact, they are quite different from one another in terms of land size, layout, price point, and potential. What they have in common is that each offers something that I think is worth taking a closer look at.


Rather than simply publishing three separate property advertisements, I thought it would be more useful to bring them together and explain what makes each one interesting.


Paya Lebar Crescent: A Blank Canvas for Your Future Home


Let's start with Paya Lebar Crescent, a two-storey Semi-Detached home sitting on a regular-shaped elevated plot. The main side faces North, the plot has a South-West orientation, and the frontage is approximately 9.2 metres. There is also generous garden and outdoor space on the first level, which gives the property a sense of openness that is not always easy to find in landed homes.


What catches my attention most about this property is that the existing house is almost secondary to the land itself.


At approximately $1,2XX psf, it is positioned as one of the most attractively priced Semi-Detached homes in District 19. That creates a particularly interesting proposition for buyers who are willing to renovate or explore rebuilding. Rather than paying a premium for an extensively renovated home that may not reflect your family's needs, you can potentially acquire the land at a lower entry PSF and direct your future renovation or rebuilding budget towards the things that matter most to you.


Maybe that means creating larger living and dining areas. Maybe your family needs additional bedrooms for multi-generational living. Perhaps you have always wanted a more contemporary landed home, a much larger kitchen or more generous outdoor space. Depending on the planning parameters and relevant approvals, there is also potential to explore a three-storey redevelopment within the applicable 15.5-metre envelope control.


In other words, the two-storey house you see today does not necessarily have to be the home you live in tomorrow.


The location strengthens the proposition further. You are close to both Serangoon and Bartley MRT stations, with NEX and the Serangoon Interchange within easy reach. For families, the property's proximity to Maris Stella High School and Paya Lebar Methodist Girls' School is another important consideration.

I see Paya Lebar Crescent as a property for the buyer who is willing to look beyond the current finishes and ask a more important question:


What could I create here?


Jalan Rindu: For Buyers Who Want More Land and More Possibility


If Paya Lebar Crescent is about potential, Jalan Rindu is about scale.


This is a two-storey freehold Corner Terrace on a substantial 4,854 sq ft plot, with approximately 3,800 sq ft of built-up space. That amount of land immediately changes the way you experience the property.


There is generous garden and outdoor space on the first level, giving the home room to breathe. The frontage is approximately 9.2 metres, the plot faces East and, as a corner terrace, the property naturally enjoys a greater sense of openness and privacy than a typical intermediate terrace.


For me, the most interesting aspect is the relationship between its land size and asking PSF. At approximately $1,4XX psf, it sits among the lower-PSF renovated freehold landed options in District 19 for a plot of this size. On top of that, the plot measures approximately 51 metres in length, which is exceptionally long and increasingly rare to find in District 19. For buyers with a creative vision, this kind of depth opens up a whole range of possibilities for how the land can be designed and utilised — from creating a resort-style home with distinct living zones to incorporating expansive gardens, outdoor entertaining areas, or even a long private pool.

That is significant because larger landed plots can become very expensive very quickly. A buyer who values land may therefore find this particularly compelling: rather than maximising every square foot indoors, you are purchasing the freedom to use the land in a way that suits your family's lifestyle.


A larger garden could become a landscaped retreat. The outdoor area could be designed around family gatherings or entertaining. There is also more room to think creatively about how the existing house could evolve.


And this is where the property becomes more than a Corner Terrace. For the right family, it could become a home designed around space, privacy and outdoor living.


Location remains a strength here as well, with Serangoon Interchange, Bartley MRT and NEX all within convenient reach. Families considering the Maris Stella and Paya Lebar Methodist Girls' School vicinity will also find the address relevant to their search.


If your idea of landed living is less about having the newest interiors and more about having room to breathe, Jalan Rindu is worth seeing in person.


Tampines Road: A Practical Route Into Freehold Landed Living


The third property, Tampines Road, offers a rather different proposition.


This two-storey freehold Inter-Terrace sits on 1,993 sq ft of land with approximately 1,911 sq ft of built-up space. At $4,600,000, it occupies a different price point from the other two homes, but that is also precisely where its appeal lies.

For buyers who want to enter the freehold landed market in District 19 without taking on the quantum associated with a much larger plot, this could provide a more practical alternative.


The existing configuration is also family-friendly, with three bedrooms on the second floor and a granny room. That gives the home flexibility for households that need to accommodate different generations under one roof.


This is also a good-sized terrace that can be considered for renovation or A&A works, subject to feasibility and the relevant approvals. Rather than starting with an elaborate, highly personalised renovation, buyers have the opportunity to reconsider how the existing space should work for them.


Another feature I particularly like is its position along a quiet cul-de-sac. You remain within reach of two MRT stations and Heartland Mall while enjoying a more tucked-away residential environment. The East-facing plot has approximately 6.1 metres of frontage.


This is the property I would highlight to the buyer who wants something practical, freehold and manageable, rather than necessarily chasing the largest plot available.


Three Homes, Three Different Ways to Think About Value


Putting these three properties together is interesting because I don't think it is useful to ask which one is simply "the best."


They are designed to appeal to different priorities.


  • Paya Lebar Crescent is about securing a freehold Semi-D plot at an attractive entry PSF and having the freedom to rethink what the house can become.

  • Jalan Rindu is about substantial land, privacy and outdoor space, giving families considerably more room to create a home around their lifestyle.

  • Tampines Road is about accessibility, practicality and a comparatively more attainable way into freehold landed ownership within District 19.


And this is exactly why I think it can be useful for buyers to view more than one.


You may think you want the biggest house, only to realise that land size matters more to you. You may start by looking for a renovated property and discover that an original-condition home gives you much greater freedom. Or perhaps you will find that a more compact Inter-Terrace already provides everything your family needs.


Sometimes you only understand what represents good value after seeing the alternatives.


Don't Just Look at the House You See Today


There is another reason I am bringing these listings together. For original or older landed properties, it is easy to focus entirely on what is already there. The kitchen looks dated. The bedrooms may not be arranged the way you want them. The facade may no longer reflect contemporary tastes. But that is only one way of looking at a landed home.


I prefer to ask what the property could become.
