Every now and then, a piece of news comes along that may not seem significant at first glance, but could have a much bigger impact over the long run. The recent announcement that SJI International will be relocating its campus to Hougang by 2030 is one such example. For many people, it is simply a school changing location. But from a property perspective, especially for homeowners and buyers in Kovan, Hougang and the wider District 19 area, there may be more to this story than meets the eye.


One thing that has always fascinated me about Singapore's property market is how closely housing demand and education are intertwined. Families don't just choose schools because of where they live. Very often, they choose where they want to live because of the schools available there.


This is particularly true when it comes to schools with a strong reputation and a long educational pathway. Unlike many schools where parents may only need to think about the next few years, SJI International offers education from elementary school all the way through high school. For some families, that could represent more than a decade of daily school runs, weekend activities, and community involvement.


When a child is likely to spend twelve years in the same educational institution, convenience starts to matter a lot more. Living twenty or thirty minutes away may not seem like a big issue initially, but over thousands of school journeys, proximity becomes increasingly valuable. It is therefore not difficult to imagine some families choosing to live closer to the school, especially those who intend to remain in Singapore for the long term.


Transformation in Hougang that could spur demand in this region

Of course, I am not suggesting that landed property prices in District 19 will suddenly jump because of this announcement. Property markets are rarely influenced by a single event. What tends to happen instead is that an area's attractiveness gradually strengthens over time as more positive factors come together.


In many ways, District 19 has already been moving in that direction for years.

The area has long been popular among families because of schools such as Maris Stella, Paya Lebar Methodist Girls' School, Rosyth, and Holy Innocents'. Ask many homeowners why they chose to buy in Serangoon Gardens, Kovan, or Hougang, and schools will often feature somewhere in the conversation. The addition of another well-regarded institution simply reinforces a characteristic that the district already possesses.


What makes this relocation even more interesting is its timing. The future SJI International campus will be situated near an area that is already expected to undergo significant transformation over the next decade. Hougang is set to benefit from new transport infrastructure, future mixed-use developments and the Cross Island Line interchange. The district is gradually evolving beyond being just another mature housing estate. It is becoming a stronger regional node with improved connectivity, amenities, and employment opportunities.


When you put all these pieces together, a broader picture starts to emerge. Families are attracted by schools. Residents benefit from better connectivity. Businesses are drawn to areas with growing populations. Retail and lifestyle amenities follow. As neighbourhoods become more vibrant and convenient, housing demand tends to strengthen as well.


This does not necessarily mean every property in the area will immediately become more valuable. However, it does make the district more attractive as a place to live, and over the long term, that is often what supports property values.


Interestingly, I think the impact may first be felt in the rental market rather than the resale market. International schools naturally attract expatriate families, many of whom prefer to live close to their children's school. Some may choose condominiums near the area, while others may look for larger landed homes that provide more space for their families. Even if they do not become property buyers immediately, they still contribute to housing demand within the district.


Over time, stronger housing demand tends to benefit the overall property ecosystem. A healthy condominium market often supports upgrading demand. Families who begin in a condominium may eventually move into a terrace house or semi-detached home. This is a pattern we have observed repeatedly across many mature estates in Singapore.


From a landed property perspective, I see the relocation of SJI International less as a direct catalyst and more as another positive piece of a much larger puzzle. District 19 was already one of Singapore's most sought-after family-oriented residential districts. The schools were already there. The landed enclaves were already established. The transport connectivity was already strong.


What this announcement does is add another reason for families to place the district on their shortlist.


And in real estate, long-term value is rarely created by one dramatic event. More often, it is built through a series of positive developments that gradually make an area more desirable than it was before.


The relocation of SJI International may not transform District 19 overnight. But when viewed alongside the Hougang transformation plans, future transport improvements and the district's already strong educational ecosystem, it certainly feels like another step in the right direction.


For homeowners in Kovan, Serangoon Gardens, and Hougang, that is something worth paying attention to.
