Choosing The Right Property Agent: Why Experience Alone Isn't Enough When Selling A Landed Property

"Every property agent can sell a house... but not every property agent is the right person to sell your house."

Choosing The Right Property Agent to sell your landed home in district 19

If you've been following our 3 Pillars of a Successful Landed Property Sale series, you'll know that there are three critical factors that determine whether a property sells successfully:

  1. The Right Marketing Strategy

  2. The Right Property Agent

  3. The Right Pricing

In our previous article, we explored how marketing can significantly influence buyer enquiries and the quality of offers you receive. Now, let's look at the second pillar—arguably the one that has the greatest impact on your overall selling experience. Many homeowners choose an agent based on commission, a friend's recommendation, or simply because the agent happened to knock on their door.

While these may seem like reasonable ways to select an agent, they don't necessarily mean you've chosen the right person to market one of your largest financial assets.

The question isn't:

"Can this agent sell my house?"

Almost every licensed property agent can.

The better question is:

"Is this agent the best person to maximise my property's value?"

When you're selling a landed property worth several million dollars, that difference can be substantial.

Why Selling A Landed Property Is Different

One of the biggest misconceptions among homeowners is that selling a landed property is no different from selling a condominium or an HDB flat. After all, a property is a property, right?

Not quite.

Landed homes are among the most complex residential assets in Singapore. Unlike condominiums, where dozens or even hundreds of similar units exist within the same development, every landed property is unique. Even two terrace houses sitting side by side may differ significantly in value due to:

  • Land size

  • Built-up area

  • Frontage width

  • Plot shape

  • Orientation

  • Renovation quality

  • Number of storeys

  • Ceiling height

  • Redevelopment potential

  • Future planning considerations

Because of these differences, selling a landed property requires far more than uploading photographs to a property portal. It requires specialist knowledge.

General Practitioner Or Specialist?

Imagine you've been diagnosed with a complex neurological condition. Would you visit a General Practitioner (GP)?

Probably not.

You would most likely seek a neurologist—a doctor who specialises in treating that particular condition every day. Does that mean the GP isn't competent?

Of course not.

The GP is trained to manage a wide variety of medical conditions. But when the situation becomes highly specialised, you naturally look for someone with deeper expertise. Selling a landed property works very much the same way. Many property agents are excellent all-rounders. They successfully assist clients buying and selling HDB flats, condominiums, executive condominiums and investment properties.

However, landed homes represent a niche segment of the market with a very different buyer profile, pricing methodology and marketing strategy. Choosing a landed property specialist isn't about saying other agents are incapable.

It's about recognising that specialist knowledge can make a meaningful difference when selling a multi-million-dollar asset.

Experience Matters... But Relevant Experience Matters Even More

One of the first questions homeowners ask is:

"How many years has this agent been in the industry?"

Experience is certainly valuable. But a better question might be:

"How many landed properties like mine has this agent successfully sold?"

An agent may have 15 years of experience but have completed very few landed transactions. Another agent may have fewer years in the industry but spend almost every day working with landed homeowners and landed buyers. The type of experience matters.

Ask questions such as:

  • How many landed transactions have you completed?

  • What types of landed homes do you usually handle?

  • Have you sold properties similar to mine?

  • Can you share examples of your recent campaigns?

These questions provide a much clearer picture of whether the agent understands the challenges of marketing landed homes.

Does The Agent Truly Know Your Neighbourhood?

This is one area many homeowners overlook. Knowing Singapore's property market is important. Knowing your neighbourhood is even more valuable.

In real estate, there is a concept known as a Geographic Target Area (GTA) agent. A GTA agent focuses on a specific neighbourhood or district and spends years building relationships, understanding buyer demand, and studying transaction trends within that area. For example, an agent specialising in District 19 is likely to know far more than just recent sale prices.

They often understand:

  • Which streets buyers specifically ask for.

  • Why one side of the road commands stronger demand.

  • Which school catchments influence purchasing decisions.

  • Upcoming infrastructure developments.

  • Buyer demographics.

  • Streets with redevelopment potential.

  • Local lifestyle amenities that attract families.

These are insights that rarely appear on property portals or transaction databases. This local knowledge enables a GTA agent to market your property with far greater depth and confidence.

Knowing Transaction Prices Isn't The Same As Understanding Value

Many homeowners assume that every agent has access to the same transaction data. That's true. But interpreting the data is where expertise matters. Public records from URA typically show information such as:

  • Selling price

  • Land size

  • Transaction date

However, they don't tell the full story.

They don't reveal:

  • The property's built-up area.

  • Specifications such as the number of bedrooms, etc.

  • When the house was renovated or in original condition.

  • Interior renovation quality.

  • Ceiling heights.

  • Land configuration.

  • Frontage width.

  • Basement or attic additions.

  • Lift installation.

  • Outdoor landscaping.

  • Interior layout.

These attributes can significantly influence a property's value. Two houses may appear identical on paper yet differ in price by several hundred thousand dollars because one offers features buyers are willing to pay a premium for. An experienced landed specialist doesn't simply compare transaction prices. They compare property attributes. That difference often leads to far more accurate pricing.

Ask About Their Marketing Process—Not Just Their Commission

Many homeowners spend considerable time negotiating commission. Far fewer spend time understanding how the property will actually be marketed. Commission matters.

Marketing matters even more.

Ask questions like:

  • Who conducts the property photography?

  • Will professional videography be included?

  • How will the property be promoted on social media?

  • Do you have a database of landed buyers?

  • Will you organise private previews or open houses?

  • How often will I receive updates?

A professional agent should be able to explain their marketing strategy clearly rather than simply promising to "put it online."

Communication Can Make Or Break Your Selling Experience

One of the most common frustrations homeowners share is not poor marketing—but poor communication. Stories of agents disappearing after securing the listing are unfortunately not uncommon.

Some homeowners mention:

  • Viewing appointments being delegated without notice.

  • Receiving little or no feedback after viewings.

  • Long periods without updates.

  • Difficulty reaching their agent.

Selling a landed property often takes several months. During that time, regular communication is essential.

Ask your prospective agent:

  • How frequently will you update me?

  • Will you personally conduct viewings?

  • How do you gather buyer feedback?

  • How quickly do you respond to enquiries?

  • Who will I be communicating with throughout the campaign?

The answers will give you valuable insight into how your sale is likely to be managed.

Beyond Marketing: Does The Agent Bring Buyers?

A strong agent doesn't just wait for enquiries to arrive. They create opportunities. Experienced landed specialists often build relationships with:

  • Active landed buyers.

  • Fellow landed specialists.

  • Developers.

  • Architects.

  • Interior designers.

  • Previous clients.

Over time, these relationships become a valuable network. Sometimes, your buyer doesn't come from an online advertisement. They come from someone already within the agent's network. This is particularly valuable for niche landed properties where the buyer pool is naturally smaller.

Does The Agent Continue Learning?

Singapore's property market evolves constantly. Government policies change. Buyer preferences shift. Marketing technology advances. The best agents don't rely solely on experience. They continuously invest in learning.

Look for agents who regularly:

  • Study market trends.

  • Adopt new marketing technology.

  • Analyse buyer behaviour.

  • Produce educational content.

Agents who actively educate the market are often the same agents who stay ahead of it.

Choosing The Right Agent Is Really About Reducing Risk

Many homeowners believe choosing an agent is about finding someone who can secure the lowest commission. In reality, choosing the right agent is about reducing risk.

The risk of:

  • Underpricing your property.

  • Overpricing your property.

  • Weak marketing.

  • Poor negotiation.

  • Missed opportunities.

  • Delayed sales.

  • Lost buyer confidence.

When selling a landed property worth several million dollars, these risks can cost far more than the commission itself.

Final Thoughts

If there's one message I'd like every landed homeowner to remember, it's this:

Not every property agent is a landed property specialist.

Just as you would choose a specialist for a complex medical procedure, it makes sense to choose someone who specialises in the type of property you're selling. The right agent doesn't simply list your home.

They understand your neighbourhood.

They know what buyers are looking for.

They recognise the subtle attributes that influence value.

They build a tailored marketing strategy.

They negotiate confidently.

And most importantly, they help protect the value of one of your largest financial assets.
